After a change in listed price or other change in the original listing agreement has been authorized in writing by the seller(s), the listing brokerage must input the change within two business days after the listing brokerage receives the authorized change.

 

All Canopy MLS Subscribers are obligated to report status changes, including final closings of sales, on listings submitted to the service, regardless of the level of service or type of listing agreement associated with the listing.

 

If the cooperating brokerage contacts the seller directly for showings or negotiations (as with a limited-service listing), then the cooperating brokerage must report accepted offers and prices that are fully executed to the listing brokerage in writing within two business days after the “Effective Date” as defined in the purchase agreement, or as otherwise determined under applicable state law, and the listing brokerage shall report accepted offers and prices that are fully executed to the MLS within two business days after receiving notice from the cooperating brokerage.

 

Coming Soon-No Show

  • CSNS status is an off-market status that can be in effect for up to 21 days before the “Marketing Date” of the listing agreement.
  • Use Coming Soon-No Show status when you have a signed listing agreement for a property that needs some minor updates (small repairs, new paint, flooring, etc.) before it is ready to be shown.
  • On the Marketing Date the listing will automatically change to Active status.
  • Properties under Coming Soon-No Show status are not to be shown.
  • Appointments can be made in advance with ShowingTime for the first day of showings.
  • CSNS listings can be displayed on IDX and VOW websites and mobile apps, but CSNS listings are not provided to syndication sites such as CarolinaHome.com and ListHub sites, etc.
  • Listings in Coming Soon-No Show status must receive seller approval. Use the Canopy MLS Coming Soon-No Show seller authorization  form.
  • The listing doesn’t begin accruing Days on Market (DOM) until it moves to Active status.
  • A listing cannot be changed to Coming Soon-No Show status after it has been listed under any other listing status. You’ll have to wait until 90 days have passed before you can re-list the property under the Coming Soon-No Show status.

Active

  • Means the listing is available.
  • New listings must be listed in the MLS system within two business days of the “Marketing Date.”
  • Short sale listings cannot be left on “Active” status while the buyer and seller are waiting for lender approval of the contract.
  • “DOM” and “CDOM” accrue from the date entered in the “Listing Contract Date.”

 

Under Contract-Show (UCS), Under Contract-No Show (UCNS), Application Received (for rentals)

  • Listings that are under contract, i.e., pending sales, must be reported to the MLS within two business days after the “Effective Date” of the purchase agreement.
  • Listings remain in UCS and UCNS status until the sale is closed, the listing is returned to active, or the listing is withdrawn.
  • If the listing agreement expires while the listing is in UCS or UCNS status and no sale occurs, and listing brokerage has not extended or renewed the listing agreement, then the listing brokerage must withdraw the listing within two business days.
  • “Under Contract-Show” status means the listing is under contract but is still available for showing, and backup offers are being solicited.
  • “Under Contract-No Show” means the listing is under contract, showings are no longer being sought and backup offers are not being solicited.
  • “Application Received” status must be used when a complete application (including all signed paperwork and any associated application fees) is received by the Listing Brokerage for real property for lease, and the status shall be reported to the MLS as “Application Received” within one business day.
  • “Application Received” status listings are available for showing.
  • “DOM” and “CDOM” do not accrue when the listing is in “Under Contract-Show,” “Under Contract-No Show” or “Application Received” statuses.

 

Closed

  • Report closed sales within 5 business days after the closing.
  • Withdraw any exclusive agency listing that the seller sells without the assistance of either the listing brokerage or a cooperating brokerage (i.e., if it is not sold through the MLS).
  • “List to Close” provides the total number of days specific to the MLS number from “Listing Contract Date” to “Closed Date.”
  • “DOM” and “CDOM” do not accrue when the listing is in “Closed” status.

 

Temporarily Off-Market

  • Used when the listing brokerage has agreed to discontinue marketing the property at the seller’s request but the listing agreement has not been terminated.
  • Not available for showing.
  • Seller authorization required.
  • “DOM” and “CDOM” do not accrue when the listing is in “Temporarily off Market” status.

 

Withdrawn

  • Only Member Participants with head-broker or office-broker permissions in the MLS system can withdraw listings.
  • Withdrawn listings cannot be returned to “Active” status.
  • Withdrawal and re-entry of listings (“relisting”) may violate the Canopy MLS rules. Listings can only be withdrawn from the system when authorized in writing by the seller. Any change to a listing agreement shall not constitute a new listing unless the change is made following the expiration.
  • “DOM” and “CDOM” do not accrue when the listing is in “Withdrawn” status.

 

Expired

  • Listings automatically expire on the expiration date unless prior to that date the listing brokerage extends or renews the listing agreement.
  • If the listing brokerage extends or renews the listing after it has expired, the listing brokerage can either return the listing to “Active” status or enter a new listing.
