Remember that required listings - Residential, Multi-Unit (four units or less), Land (Lots/Acres/Farms), and residential new construction for sale that has received the certificate of occupancy (not already under contract) - must be submitted to the MLS within one business day of any public marketing.
Social media posts or email blasts about upcoming or “off-market” listings are considered marketing. Even posting, “I’ve got a listing coming up in Harper Valley,” is marketing, and the listing would be required to be submitted to the MLS within one business day. Coming Soon-No-Show status, if authorized by your seller, can be used to satisfy this rule.
