Canopy Realtor® Association is focused on residential real estate, as is its subsidiary corporation Canopy MLS. At the most basic level, the commercial property type in Matrix provides Canopy MLS participants and subscribers the ability to list commercial properties on behalf of a client.
The Canopy MLS Rules and Regulations require all property listed in Canopy MLS, including commercial listings, to be listed subject to either an Exclusive Right to Sell or Exclusive Agency listing agreement and to offer cooperation to other participants of Canopy MLS, which is very different from the rules of a Commercial Information Exchange (CIE).
- A CIE is not an MLS, and no offers of cooperation can be extended through the CIE.
- In a CIE it is not essential that a participant retained by a property owner to market the property have an exclusive right to sell, exclusive agency, or open listing.
We frequently encourage agents and brokers who engage in commercial real estate to join the Charlotte Region Commercial Board of Realtors® (CRCBR) CIE known as Site Index powered by Catylist. Canopy MLS and CRCBR have had a positive working relationship for more than 20 years.
CRCBR allows Canopy MLS members (really anyone) to input commercial and land listings into the CRCBR CIE, but only members of CRCBR can see the commercial listings.
The Canopy MLS Board of Directors considers suggestions from participants and subscribers for enhancements to the commercial property type in Matrix balanced with the intent of remaining an organization focused on residential real estate.
