What to do when sellers want to go off the market during the holidays

 

If your sellers want to go off the market during the holidays, be sure to present them with options that comply with MLS rules.

  • Use Withdrawn status when the listing contract has been terminated (no longer in force) prior to the expiration of the term of the contract.
  • If the listing agreement remains in force, but the listing is not currently being marketed, you can change the status to Temporarily-off-Market (TOM) status, which does not accrue Days on Market (DOM) or Cumulative Days on Market (CDOM).  Under this status there are no property showings or open houses, and sign removal is not required. The listing must be returned to Active if showings are resumed. If relisted, the next listing’s CDOM will reset to zero if the TOM Date is greater than 90 days, even if the listing expired or was withdrawn more recently.
