06/20/2020 - Pocket listings must be listed in the MLS if publicly marketed!

It has been just over one month since Clear Cooperation went into effect. Here are some important reminders:

  • The listing submission grace period is one (1) business day from the “Effective Date” (or, if applicable, the “Delayed Marketing Date” as it is known in North Carolina) or the beginning date of the term of the listing (for South Carolina).
  • Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants.
  • If the Seller refuses to permit the listing to be disseminated by Canopy MLS, the Listing Brokerage may then take the listing (Firm Exclusive). The Firm Exclusive Agreement must be submitted to Canopy MLS within two (2) business days from the Effective Date of the listing agreement.
