In March 2015 the Canopy MLS Board of Directors voted to remove the Activity on Comparables Report from access from ShowingTime. This report conflicts with the North Carolina Real Estate Commission’s Designated Dual Agency guidelines. More specifically, the North Carolina Real Estate Manual states that the firm in which Designated Dual Agency is practiced is to establish internal office procedures which minimize the possibility of confidential information about one client from accidentally falling into the hands of the designated agent for the other client in the same transaction.
Under this scenario, the seller’s agent and the buyer’s agent, who are both in the same firm, should have no access to confidential information about the clients within the office. This report allows such access to confidential information because it provides a list of the showings that have occurred for the listing brokerage which, if known to the buyer’s agent, could impact his/her advice to the prospective buyer regarding property listed by the same firm.
